I support more spaces for food vendors, markets, pop-up shops and other small businesses. I also want to look at allowing more accessory business space in suitable areas.

Make it easier for contractors to work across city borders

I support expanding intermunicipal business licensing so contractors and other mobile businesses can work across more Lower Mainland cities without buying a separate licence in each one.

As Coquitlam grows, we need to keep space for jobs as well as housing. I support protecting industrial and employment lands from being slowly lost to other uses.

I support making City purchasing easier for small businesses to take part in, and using local purchasing rules and community benefit criteria where they are allowed.

Add jobs as the city grows

Population growth should come with more local jobs. New town centres and large developments should include enough office, retail and other job space to support a growing city.

Development should not come at the cost of salmon streams, wetlands and other natural areas. I support stronger protection, better enforcement and restoration where damage has already occurred.

I support stronger protection for mature trees and a clear plan to grow Coquitlam’s tree canopy as the city develops.

The entertainment district has been planned. The next step is to help turn it into a real destination with restaurants, live music, arts, nightlife and places where people want to spend time.

Not every festival needs to be a major event at Town Centre Park. I support making it easier for local cultural groups to hold smaller festivals and events in neighbourhoods across the city.

Tell the full story of Coquitlam

I support better recognition of Indigenous history, Maillardville and the many communities that have helped shape modern Coquitlam, including our Persian, Korean and Chinese communities.

Housing & Homelessness

Affordability

Require affordable housing in major developments

I support moving away from density bonusing and toward inclusionary zoning, so major new developments are required to include affordable housing instead of getting extra height and density in exchange for it.

Homelessness

Address homelessness with housing, support and safe public spaces
The City should work with the Province, health agencies and local groups to expand housing and support for people who are homeless, while keeping parks and public spaces safe and usable for everyone.

Use public land for non-profit and co-op housing

I support using long-term leases on suitable public land to help non-profit and co-op housing providers build homes that stay affordable over time.

Rent & Rental Stock

Protect renters when buildings are redeveloped

When rental buildings are redeveloped, existing rental homes should be replaced and tenants should get strong relocation support and fair treatment.

I would like to take a detailed look at budgets and financial planning. Property taxes should be kept as low as possible and growth should pay for infrastructure and services.

I would like to create an easy way for the public to view voting records from council, and detailed explanations of financial decisions.

I will support long-term planning for roads, utilities, parks, recreation facilities and other infrastructure, with responsible use of reserves so needed projects are not pushed off until they become more expensive.

I will push for earlier and more meaningful public consultation on major neighbourhood plans, rezonings and other decisions that affect residents. Consultation should happen while there is still a real opportunity to shape the outcome, not after the major decisions have effectively been made.

Make it easier to speak at city hall

I will support more accessible ways for residents to take part in Council and public meetings, including clearer notice of major decisions, meeting times and formats that work for people who work during the day, and opportunities to speak before decisions are made.

Benjamin Perry grew up and raised his family in Coquitlam. A health-care professional with experience in non-profit governance, finance and public policy, he will bring practical, independent leadership to Council and work full-time to put Coquitlam residents first.

Benjamin Perry grew up in Coquitlam and has raised his family here. For more than a decade, he has been actively involved in community organizations, advocacy and local issues across the city.

Benjamin brings years of experience in non-profit governance and finance, public policy and government relations. His service has included the Health Sciences Association of BC’s Policy and Governance Committee, the Tri-Cities Pride Society, and the City of Coquitlam’s Universal Accessibility Committee. Professionally, he works in health care supporting children and families.

Benjamin has also been deeply involved in community organizing, working with Force of Nature Alliance since 2015 and helping to found Food Not Bombs Tri-Cities. Through this work and his 2022 campaign for Council, he has spoken with tens of thousands of Coquitlam residents about the issues that matter to them. That engagement has given him a strong understanding of what residents expect from their city government.

Benjamin is running to bring practical, independent leadership to City Hall. He will work full-time as a Councillor to put the needs of Coquitlam residents first.
